HOME WATCH: Having a home watch service is necessary to protect y our investment from potential threats of home intrusion, water damage, storms, pets and other unforeseen events that could and do occur. Our purpose is to provide homeowners with the peace of mind that their property is protected and maintained during their absence. We will take care of everything while you’re away just like you would if you were here.

If you spend an extended amount of time away from your S.W. Florida home or condo we offer weekly, bi-weekly and monthly home watch packages starting just $40 per month to maintain your home away from home. In addition to we provide an extensive concierge menu to help you manage your life and vacations more effectively. We will attend to your supervises home repairs, handles deliveries and prepares for your return.

A standard home inspection includes:

  • Check air conditioner and record temperature.
  • Run water in all sinks, tubs and showers.
  • Flush toilets.
  • Check condition of landscaping. (Maintained per vendors agreement)
  • Check for household pests.
  • Inspect interior walls and ceilings for visual mold, mildew or water damage.
  • Inspect exterior including lanais, decks, patios, siding and garages.
  • Bring in mail & newspapers.
  • Start vehicle (upon client request additional fee applies)
  • Check condition of pool (Maintained per vendors agreement)
  • Run disposal.
  • Verify all doors and windows are locked and secured upon departure.

Our Home watch Inspection summaries are sent via e-mail or fax the day of inspection. The service agreement form will allow you to choose a method of delivery for these reports.

In the unfortunate event that there is a security problem, property damage or maintenance issue, we will contact the owner immediately and recommend a course of action. You will also receive digital photographs documenting the condition.

While you are away, we monitor the responsibility of other property service vendors, primarily landscape, pest control and pool services to make sure that you are always receiving the level of service you expect. If issues arise or problems occur within your residence a representative will notify you and coordinate with vendors to establish possible solutions.

Hurricane preparedness - Should there be an emergency with your home, including one related to a hurricane or severe storm, we are always available 24/7 to ensure you receive the highest level of service. We have our techs and we’ll oversee all details involved in facilitating services including documenting storm damage and meeting with insurance agents.

Our home watch inspections become active once a service agreement has been received with all of the appropriate fields completed along with the first month’s payment for the level of service desired. All service plans run month to month, but may be prepaid in advance for the season. We require a 30 day notice if you plan to terminate your service.

Payments are due on the 1st day of every month that services are rendered. You will not be billed during the months that we aren’t requested to inspect your residents. The service agreement form will give you the option to pay in full, invoice you or deduct automatic monthly payments. Clients paying by check will receive service after check has cleared our bank. Checks or credit card payments that are returned or refused will incur a $30 late fee and the customer agrees to pay reasonable collection fees, if required.

Alarm Response and Security Monitoring – We can serve as your security systems local contact & key-holder if your alarm is activated. You will need to notify your alarm monitoring company to call your home watch service as well as the appropriate local authorities. Premium rates may apply for extended hours, weekends and holidays.

Our business hours are from 9:00 a.m. – 5:00 p.m. Monday through Friday. There is an additional fee of $25.00 for any services rendered outside of normal working hours. $50.00 additional for holidays.

During each visit to your home a team member will check the premises, utilities, evidence of unwanted pests, and any visible maintenance problems. You will receive a notification updating you on the current state of your home and any recommendations, if necessary.

Many things can go wrong in 30 days in an unattended property. That is why we strongly recommend 2-4 inspection visits per month.

Below are the residential home watch rates for houses, condos and estates. Properties over 3,500 square feet are considered estates and will be charged accordingly. These rates are for the Cape Coral and Ft. Myers areas, Bonita, Estero and Naples will be an additional charge (contact us).

CONDOS:

Concierge Service

If a concierge service is requested, we require an authorized credit card and signature on file. Charges will be billed on the day of service. We ask that a minimum notice of 48 hours be given to book a service through the concierge.
